Does anyone have experience with whether a bank' vault, vault door, and/or safe deposit boxes are considered trade fixtures versus alterations with respect to a tenant's end of term removal obligations. Lease language would control and the trade fixture analysis is fact specific, there seems to be a lack of Florida cases specifically on point.
