A friend of mine is leasing her residential condominium unit on a short term basis – a minimum of 30 days and up to 7 months.  Would you use a standard residential lease in this situation?  Are there any special considerations that would need to be addressed?

Don't forget to have her collect the sales tax from the tenant and remit it
to the state.

She should also ensure that there are no restrictions in the declaration as to leasing (including length of term), and otherwise comply with any association review and consent requirements.  The lease should state that the tenant will comply with all rules and regs, and other docs governing the condo development.
